What Is a mortgage and how does it work?
Let’s cut through the noise…a mortgage is simply a loan that helps you buy a home without paying the full price upfront. You bring your down payment, the lender covers the rest, and you agree to pay it back monthly (plus interest) over time, typically 15 to 30 years.
Your home acts as collateral for the loan, which means the lender has a financial interest in it until it’s paid off. Sounds intimidating, but when done right, a mortgage is one of the most powerful tools for building long-term wealth. Trust me, I’m a professional!
Here’s how the process really works:
Application & Pre-Approval – You provide details about your income, assets, and debts so a lender (like me) can determine what you qualify for and what loan type fits your situation best.
Loan Options & Interest Rates – Not all mortgages are created equal. We’ll look at different programs — conventional, FHA, VA, USDA — and compare interest rates, down payments, and monthly payments to find what aligns with your goals.
Underwriting & Approval – Once you’ve found your home, the loan goes through underwriting — basically, a deep dive to confirm you’re financially ready. When the green light comes through, we head to closing.
Closing Day – This is where you sign, seal, and become a homeowner. You’ll bring your down payment and closing costs, and once the loan funds, the keys are yours. Congratulations!
Making Payments & Building Equity – Each monthly payment goes toward your principal (the actual loan) and interest (the cost of borrowing). Over time, you build equity, which is your ownership in the property — and that’s how real estate starts working for you.
